The Annual Commercial Real Estate Market Convention has been organised by Eurobuild Conferences every year since 1994.
Which means that this year, Poland’s longest-running and most prestigious gathering
of real estate market experts and players will be held for the 31st time!

As usual, the conference will feature the most eminent experts and major market players, following in the footsteps of those who, over more than three decades, have contributed to enlightening discussions and coverage of the latest market trends.
As always, we will be reviewing the past year, highlighting the main challenges and trends ahead of us,
and identifying the most promising sectors as well as those enticing investment El Dorados that might be on the horizon.

On top of that, the states of key markets will be examined and forecasts provided for the coming year.
And, of course, the conference represents a unique networking opportunity for all those who attend.

This year, the market seems to have found its feet again while investors became active once more.
But office construction is still slow. Is this set to continue – and has this market become polarised into prime and sub-prime assets?
Has the warehouse development market now stabilised, resulting in a tenant’s market and new challenges for landlords?
How are malls being adapted in response to changing consumer habits – and are they still an attractive asset class?
Is the living sector meeting the huge demand for housing, particularly when it comes to segments that are still relatively new to Poland, such as PRS, PBSA and senior living?
And what opportunities and challenges lie ahead with the adoption of the latest tech? Are we prepared for the AI revolution?

THE INVESTMENT MARKET

Real estate investment volumes returned in a big way in 2025. Why were the taps turned on again at the end of 2024? Who’s buying and what assets are they buying? Where are we with REITs? How are the global economy and geopolitics shaping the Polish investment market? And, perhaps most importantly, will the growth continue into 2026?

THE WAREHOUSE MARKET

The warehouse market is still Poland’s biggest success story, but development has slowed down. As a result, vacancy has fallen and rents have stabilised, giving tenants the upper hand in negotiations. How should owners respond in what is increasingly a tenant’s market? What part will technology and ESG principles play in all this? How should warehouses be planned and built to keep attracting companies to them? And as the data centre scene expands, will more warehouse developers be tempted to move into this segment?

THE OFFICE MARKET

Office construction is still sluggish – so how is this impacting rents? Is the hybrid work model still the main factor behind this, as it was post-pandemic? Are employees finally coming back to the office? What can be done to best ensure that they do? Has the market polarised into the most sought-after, high quality product and locations while those that are less popular are becoming redundant? And are flex operators still the main beneficiaries of all this?

THE RETAIL MARKET

Retail is the sector that has perhaps undergone the biggest transformation in recent years, with the growth of e-commerce resulting in a profound change in shopping habits. Few malls are being built, but the retail park segment is still going from strength to strength. How long will this continue? What is being done in the big shopping centres in response to these changing consumer habits? How attractive are malls and retail parks as an investment product?

THE LIVING MARKET

Poland is still grappling with a serious housing shortage – is the current pace of construction enough to meet growing demand? Experts will examine the directions of market development: from institutional rental housing (PRS), through senior living and student housing projects, to luxury apartments. We will discuss whether high interest rates and the absence of REITs continue to pose a barrier to new investments, as well as the extent to which the luxury segment remains resilient to economic cycles. We will also explore how to design residential communities that meet the needs of the broader market, and how to create luxury developments that set new standards in architecture, quality, safety, and privacy.

NEW TECHNOLOGY / INNOVATIONS

The impact of AI (generative or otherwise) on the economy and our lives has been a major topic of discussion of late – but has real estate and construction embraced it to the same extent as other sectors? How could it best be utilised to the benefit of developers as well as the landlords and users of buildings? What pitfalls should we look out for? Could AI make certain professions in our industry obsolete? And what other technological marvels are being developed that are likely to transform our sector into the future?
