Olsztyn jest miastem kapitału społecznego oraz stolicą województwa warmińsko-mazurskiego. Zajmuje on 88 km2 powierzchni, zaś aktualna liczba jego mieszkańców
to 173,4 tys. osób, co daje gęstość zaludnienia na poziomie 1 971 osób na km2.
Ludność w wieku produkcyjnym stanowi 63% mieszkańców miasta. Stopa bezrobocia
na poziomie 6,1% jest najniższym wskaźnikiem wśród wszystkich powiatów w regionie
– wskaźnik wojewódzki to 16,5%.
Olsztyn jest miastem akademickim. Funkcjonują tutaj 4 uczelnie wyższe
(w tym Uniwersytet Warmińsko-Mazurski) oraz 2 filie uczelni wyższych spoza regionu.
W 2014 r. na 10 tys. mieszkańców przypadało 1,6 tys. studentów oraz 0,5 tys. absolwentów
– to ponad 4-krotnie więcej niż w kraju. Na terenie Olsztyna działają też instytuty naukowe,
jak Instytut Rozrodu Zwierząt i Badań Żywności Polskiej Akademii Nauk, czy też Ośrodek Badań Naukowych im. Wojciecha Kętrzyńskiego.
Olsztyn ma szansę stać się centrum usług wspólnych. Miasto zostało uznane
przez firmę Colliers International w raporcie Rising Stars 2013:10 upcoming BPO/SSC locations za lokalizację z największym potencjałem pod względem przyszłego rozwoju sektora BPO/SSC, obok Lublina, Kielc, czy Torunia, zaś swoje SSC już uruchomiły tutaj m.in. The retail market (Discussion)

 Shopping centres had been expected to take fright under the onslaught of the e-commerce market, which has been growing at a giddy rate. However, they are evidently not panicking but drawing conclusions, prompting the drive for the modernisation of buildings, a wider range of tenants, new concepts and more entertainment.

  • Should we expect there to be a wave of shopping centre closures next year? Will there be a time when apartment buildings are developed in shopping complexes, as is already the case with office buildings?
  • What to do to attract customers to shopping centres and keep tenants at the same time?
  • Will importing new brands to Poland be enough to fill up new shopping centres?
  • Where has the shopping centre market still been left unsaturated? Where and what kind of retail facilities will be built in the near future? What changes can we expect?
  • What new entertainment concepts could emerge in Poland soon? (Ski slopes under a roof, as in Ukraine; climbing walls and ice rinks, as in Lithuania?)

The construction market (Discussion)

 Production declined in almost every sector of the construction business in H1. Total construction and assembly production was 11.9 pct lower than a year earlier.

  • Are there any signs of improvement? Where is the money today – and which sectors of construction are most promising?
  • Ways of obtaining higher margins
  • Have the recent amendments to the public procurement act (reducing the weight of the price in public tenders, among others) helped contractors in any way? Are these changes going to be effective?
  • The market capitalisation of the 50 largest construction companies in Europe has increased by as much as 21 pct and their production by 5 pct – the best performance since 2007. But there is not one Polish company in this ranking of market leaders. What are the long-term prospects for the Polish construction industry in a European context?
  • A new Construction Code bill is to be submitted to the Council of Ministers by the end of this year. It will replace a current law considered to be somewhat less than transparent. What should the legislator include in the code to ensure the long-term growth of the construction sector?
  • ‘City revitalisation’ is now a global challenge. Will the funds for revitalisation promised by successive governments be an antidote for the construction slowdown?
